Maitri Center and Issan House

Jonathan Rose Companies and the Greyston Foundation were co-developers for the transformation of a former Roman Catholic convent into an innovative multi-service residential and adult day care center for people living with HIV/AIDS. The Maitri Center and Issan House is located at 23 Park Avenue in Yonkers, New York on a hilly two-acre site overlooking the Hudson River. 

Jonathan Rose Companies also managed the design and construction of the project, the first green facility built to serve an HIV/AIDS residential community in the United States. 

The original structure consisted of four buildings: the mid-19th century Flagg mansion, the 1920's convent, a 1950's addition to the convent and a chapel. The converted complex features quality, handicap-accessible housing for homeless people living with HIV/AIDS, and a state-of-the-art health care facility providing traditional and complimentary therapies. A community interfaith center designed to provide an innovative program of day care, social service and job training services is housed in the former chapel. 

The development team assembled the project financing, which includes the sale of low-income and historic tax credits, Housing Opportunities for People with AIDS (HOPWA) funds, state and tax-exempt bonds (for the medical center), and other sources of funds. 

Green features of the project include the use of materials specifically intended to reduce VOC and other toxic building material impacts on the residents living and being treated there.
