Jonathan Rose Companies was designated as redeveloper by the Township of South Orange to redevelop a 2.7 acre parcel of land one block away from the South Orange NJ Transit station.  The proposed development will be a five-story, 215-unit LEED Silver rental apartment community in the Township of South Orange Village, New Jersey.  The units will be built with high quality finishes and the building will feature a state-of-the-art fitness center, clubroom, beautifully landscaped courtyard, and a private swimming pool.  10 percent of the units will be designated for low-income households earing less than 60% of the area median income (AMI).  

This project originated from an RFP issued by the Township as part of their Village Center Vision Plan.  The development will be located one block from the South Orange train station, providing a convenient 31-minute commute to New York's Penn Station on NJ Transit's Midtown Direct Line.  When complete, Third and Valley will serve as a new standard of excellence for transit-oriented development in Northern New Jersey.  

This project embraces the local building typologies through its use of cast stone, brick, and fiber panels on the exterior of the building. The sloping nature of the site allows the building to scale and step from three stories along Valley Street to five stories at the railway tracks. The residential fitness room and the retail for the project are located along the Valley Street elevation, which integrate a setback and plaza that is intended to encourage pedestrian-oriented circulation and active uses around the site.  The courtyard is the feature element of the project. In addition to a pool for residents, it will include vegetation and landscaping that reflects the native environmental qualities of the area viewed in the adjacent South Mountain Nature Conservancy.
