Rose Investments targets assets in transit-oriented urban centers of finance, technology, and culture in the United States. We believe that smart growth locations in cities that share strong transportation, economic and telecommunication connectors are more likely to prosper.



We commonly seek office, multi-family, retail, and mixed-use projects in rapidly improving neighborhoods that offer the potential to build long term value. The expertise we bring to our projects as investors is informed by our firm’s multi-disciplinary experience as real estate planners, developers, owners and managers for more than 25 years.

Our primary focus is the acquisition of existing buildings with an allocation for the development of mixed-income and affordable housing properties. Since new construction accounts for just 1% of the building stock in the United States annually, strategies for greening the existing 99% of existing building stock are needed to reduce greenhouse gas emissions. We work to enhance the value of our building portfolio by implementing green repositioning strategies designed to enhance value and strengthen our tenant base over the long term.



The preferred transaction size of our investments is $10 - 40 million. Co-investment opportunities pursued by our Group normally rank above this benchmark. All of our acquisitions demonstrate positive, existing cash flow at the time of investment with an upside in lease-up.
