Analyst

We are seeking a real estate professional to join the team as an Analyst. The Analyst will be responsible for underwriting and completing affordable and mixed-income multifamily housing transactions, supporting internal, lender and investor due diligence review of the properties, and oversee development team members’ activities. The Analyst will join the Investments Practice that is financing, acquiring and rehabilitating existing affordable housing developments using Low-Income Housing Tax Credits and Tax-Exempt Bonds.
The Investment Practice is responsible for analyzing acquisition and rehabilitation opportunities; conducting due diligence (in close coordination with Asset Management); securing Low-Income Housing Tax Credit equity, debt financing, grants and subsidies; conducting closings; overseeing the redevelopment of the acquired properties, including design, construction and relocation; and transitioning new acquisitions to the Asset Management team once stabilized.
We seek acquisitions with one or more of the following characteristics: properties with project-based Section 8 contracts; Section 42 properties with expiring use restrictions or re-syndication opportunities; Section 236 properties in need of restructuring; other assisted projects catered to low-income residents.
Travel is required for this position.
Responsibilities
- Analyze and screen potential acquisitions for match with underwriting criteria.
- Underwrite acquisition and rehabilitation of affordable housing opportunities nationally.
- Perform financial analysis and modeling, verification of income and expense assumptions, development budgeting and draw schedules.
- Communicate with brokers, property managers, owners, consultants, government/regulatory agencies as necessary to inform an accurate development budget.
- Compile due diligence information for Investment Committee, lenders and investors, including federal, state and local regulatory information, building due diligence such as capital needs.
- Complete applications and documentation necessary for obtaining debt financing or Low Income Housing Tax Credits as appropriate.
- Assist with the oversight of property rehabilitation activities, including oversight of relocation, tenant income qualification, and monthly draws.
Qualifications
- Positive attitude, strong sense of integrity and ethics.
- 2-4 years relevant experience.
- Quantitative analysis and financial modeling skills (Excel) are a prerequisite.
- Willingness to take on new challenges, and structure and manage processes to produce results and meet deadlines.
- Demonstrated ability to solve complex problems and think holistically while being detail-oriented.
- Excellent verbal and written communication skills.
- A strong command of multi-housing finance, including Tax-Exempt Bonds, Low Income Housing Tax Credits, FHA, and/or GSE debt is preferred.
- Experience working with Department of Housing and Urban Development (HUD), including familiarity with regulations and subsidy programs is preferred.
- Education: minimum B.A. or B.S. in relevant degree areas, such as Real Estate or Finance.
