Acquisitions—Chicago, IL

Barbara Jean Wright Court Apartments

Barbara Jean Wright Court Apartments, a 272-unit family mixed-income community in Chicago. The property was acquired for $19.75 million by BJ Wright Preservation, LP, a Rose Companies Holdings affiliate, in a joint venture with Community Opportunity Fund.

The apartments, which last underwent a major renovation in 2000, will undergo a $42 million renovation. The renovation will create a new 5,000 square foot clubhouse with a property management suite. This clubhouse will be a center for “Community of Opportunity” common spaces, which include a fitness center, a computer learning center, and a large multi-purpose room. The renovation will install in-unit WiFi for residents free of charge as part of Rose’s Corporate Social Goal to increase digital access within our communities.

The development will also benefit from both site-wide and in-unit improvements. Site-wide improvements include upgraded security features such as new fencing, cameras and lighting; new and upgraded outdoor play spaces and grills; and soil remediation and new landscaping. Renovations to units will include new kitchens and baths; carpeting and luxury vinyl plank flooring; air conditioning; new windows; new roofs, downspouts and gutters; HVAC work including boiler and hot water heater repair/replacement as necessary; and electrical panel upgrades.
