Shore Hill Development

Shore Hill Development will be a new 137-unit senior housing community built on a portion of the underutilized parking lot at Shore Hill Apartments in Bay Ridge Brooklyn. The nine-story building will have a unit mix of 95 studio apartments (69%), 41 one-bedroom apartments (30%), and one two-bedroom super’s unit. All 136 units will be affordable to senior households at or below 50% or area median income, with 41 units (30%) reserved for formerly homeless seniors. 

Shore Hill Development will be all-electric building that will achieve Passive House, Enterprise Green Communities and WELL certifications. In 2023, the project was selected as a winner of the NYSERDA Buildings of Excellence Competition, providing $1 million to demonstrate building technologies that advance New York State’s goal of achieving economy-wide carbon neutrality and mandates an 85 percent reduction in greenhouse gas emissions by 2050. 

The project will also incorporate significant landscape enhancements that will improve circulation and provide a range of outdoor spaces that promote social interaction and encourage our residents to engage with nature. Significant stormwater upgrades will improve site resiliency and reduce the impact on the neighborhood’s combined sewer infrastructure. 

Curtis + Ginsberg Architects is designing the project with Dagher Engineers as MEP Engineer and MaGrann Associates as Sustainability Consultant.
