Rose Urban Green Fund (RUGF)

Advancing the Jonathan Rose Companies’ mission to strengthen the fabric of communities, RUGF provides financing for green urban solutions: environmentally, socially and economically responsible projects that take a holistic approach to urban revitalization. Our investments help build communities of choice that enable low-income families to prosper. The RUGF brings Jonathan Rose Companies’ considerable experience in packaging complex financing and partnering with a variety of stakeholders in community based development.

The Rose Urban Green Fund has a lengthy track record of lending to projects that are in highly distressed low-income communities, have been declined by traditional lenders and have exhausted other forms of funding options: minority developers that have a smaller balance sheet; commercial projects lacking credit tenancy; landlords purposely accepting lower rents and lease terms in order to provide affordable space to local, nonprofit or minority tenants.

Since inception, RUGF has received $160.0M in allocation authority (4 awards) which it has deployed into 22 projects (20 active), including 10 borrowers that received Small Dollar QLICIs and 6 projects located in NMTC under-represented states.  RUGF prioritizes its activities where its controlling entity linkages and local market representation are the strongest: CA, CO, IL, NY and PA.  In addition to these states, RUGF has completed prior financing in AL, CT, IN, MA, FL, GA and OR.
